Prepare Your Home to Sell Competitively

If you’re planning to sell your home in the near future, you’re probably thinking about what you could do to get more interest from potential buyers. You may want to make some changes to entice buyers, but don’t worry about spending a significant amount of money. Big changes like adding bathrooms or bedrooms aren’t worth the money because you’ll only get back a little over 50% of the money you spend on them, according to “Cost vs. Value Report 2013” in Remodeling Magazine. Don’t add a jacuzzi, theater room, or wine cellar either. These things may be important to you, but may not be something the buyers are interested in.

However, it is a great idea to make some simple changes. Adding new countertops, cabinets, flooring, windows or a new deck are better investments because you can recoup approximately 70% of the cost. Even adding a new shower system or new siding is a good investment.

When making changes, be sure to keep the colors neutral. People are drawn more to neutral shades and anything too loud or artistic may deter people from purchasing your home. With the right upgrades, you can likely make your home sell faster and at a more competitive price.
